SBA 504 Loan Fees Waived for Manufacturers

Effective October 1, 2025, the U.S. Small Business Administration (SBA) instituted fee waivers for manufacturers using the SBA 504 program. This program update, part of the federal Made in America Manufacturing Initiative, creates a unique opportunity for manufacturers to access capital for growth.

Upfront Guaranty Fee Waived: Manufacturers will pay 0% on the SBA’s upfront guaranty fee for 504 loans, including those used for refinancing.

Annual Servicing Fee Waived: The annual servicing fee on the outstanding balance of the loan is waived for manufacturers.

Eligible Businesses: Manufacturing businesses with their primary NAICS Code in sectors 31, 32, and 33 are eligible for these fee waivers.

Effective Dates: These changes apply to loans approved between October 1, 2025, and September 30, 2026.
