SBA 504 Loan Fees Waived for Manufacturers
Effective October 1, 2026, the U.S. Small Business Administration (SBA) will extend fee waivers for manufacturers using the SBA 504 program. Additionally, these waivers will be expanded to businesses in rural areas and those supporting the food supply chain per SBA Information Notice 5000-881796.
For eligible businesses, the upfront guaranty fee and annual service fee will be waived. Interest rates for these businesses will be lower than non-eligible projects due to the waiver of the annual service fee.
Eligible Businesses:
- Manufacturers – (NAICS sectors 31, 32, and 33)
- Food supply chain businesses (NAICS Codes 1111, 1112, 1113, 1121, 1122, 1123, 1124, 1125, 1129, 1141, 1151, 1152, 423820, 4244, 4245, 424910, 445110, 4842201, 4842301, 493120, 493130).
- Businesses located in rural areas
Effective Dates: These changes apply to loans approved between October 1, 2026, and September 30, 2027 – including loans made under the 504 Debt Refinance with Expansion option and 504 Debt Refinance without Expansion program.
